Searching for a home in 2025 brings its own challenges and opportunities. With the breadth of technology, home buyers are closer than ever to the buying process with professional photography, interactive digital tours, social media walkthroughs, and more. We touched base with some of our real estate agents to break down exactly what buyers are looking for during their home search, and what sellers and listing agents can do to put their best foot forward when hitting the market.

Top Features Home Buyers Are Prioritizing

Buyers are more selective than ever, prioritizing features that enhance their lifestyles and long-term comfort. According to local agents, the three most sought-after home features are:

  • Move-in Ready Homes: With high interest rates limiting extra funds for renovations, buyers want turnkey properties that don’t require major repairs or updates. Move-in-ready homes are in high demand, often receiving multiple offers within days. “A majority of buyers are looking for turnkey homes. With the rise of interest rates, a lot of homeowners do not have the extra funds to fix up the home,” said Jeff Hansen, agent at the Ballantyne office. “Therefore, you'll see a lot of move-in ready homes go into multiple offers the first weekend." 
  • Office/Flex Space: The rise of remote and hybrid work has made home office space a must-have. Buyers are looking for dedicated workspaces or flexible rooms that serve multiple functions.
  • Outdoor Space: Many buyers are willing to make concessions on interior features to secure a home with ample outdoor space, whether it’s a backyard for entertaining or a private retreat for relaxation.
Shifts in Buyer Preferences

Over the past year, buyer expectations have evolved. This shift in perspective has led to:

  • Buyers are becoming more discerning, expecting homes to be move-in ready. They are less willing to overlook minor cosmetic flaws. Most buyers are not in search of a property that needs substantial work before moving in. “If buyers are going to be looking at a fixer upper, they are going to expect a substantially lower price to make it worth their while,” said Amy Merrigan, agent at the Fort Mill office.  
  • Smart home features are increasingly important, with buyers paying attention to internet connectivity and ethernet port locations to ensure strong home office setups.
  • Location remains a top priority, with many buyers carefully considering commute times, proximity to public transportation, and access to major highways.
Challenges Buyers Are Facing in Today’s Market

The 2025 real estate market presents several challenges for buyers, including:

  • Affordability & High Interest Rates: Rising mortgage rates have increased monthly payments, making buyers more cautious and selective.
  • Low Inventory & Fierce Competition: With fewer homes available, desirable properties often receive multiple offers, driving up prices.
  • Sellers Holding Onto Low Interest Rates: Many homeowners are choosing to stay put rather than sell and take on a higher mortgage rate, reducing the number of homes on the market.
  • “Buyers are facing volatile interest rates, low inventory, and all-time high sales prices throughout Charlotte,” confirms Jeff. “When a nice home does hit the market, there is usually fierce competition to secure the home.” 
Factors That Influence Buyer Decisions

Beyond home features, several factors play a crucial role in buyer decision-making:

  • School Districts: For families with children, school quality is the most significant factor in choosing where to live.
  • Walkability & Nearby Amenities: Buyers value easy access to parks, restaurants, shopping centers, and entertainment. The presence and offerings of a Homeowners Association can also be influential.
  • Commute Considerations: As the Charlotte area continues to grow, commute times are becoming a bigger concern. Many buyers are prioritizing homes with easy access to highways and public transit.
What Sellers & Listing Agents Can Do to Attract Buyers

With buyers being more selective, sellers and listing agents need to be strategic about marketing their homes. Here’s how to attract the right buyers:

  • Ensure your home is move-in ready: Homes in top condition sell faster and for higher prices. Investing in minor updates can make a big difference.
