Spring Home Projects with Maximum ROI

Spring is the perfect season for fresh starts—not just in nature but in your home as well. As the weather warms up, many homeowners consider tackling improvement projects to enhance their living spaces and boost their property's value. However, not all improvement projects are considered equal. If you’re thinking about making upgrades this spring, focusing on projects with high ROI (return on investment) ensures that your time and money are well spent—especially if selling is on the horizon.

According to the 2024 Cost vs. Value Report by Remodeling magazine, exterior improvement projects continue to offer the highest ROI, underscoring the importance of curb appeal in a home's marketability. Here are some top spring home improvement projects with their average nationwide ROI and job cost.

Garage Door Replacement: Replacing your garage door not only enhances curb appeal but also offers efficiency savings and a substantial ROI. On average, homeowners can recoup 193.9% of the cost upon resale, up from 102.7% last year. Average job cost: $4,513.

Entry Door Replacement (Steel): Consider upgrading to a steel entry door to provide a fresh look and improved security. This project yields an average ROI of 188.1%, an increase from 100.9% from the year prior. Average job cost: $2,355.

Manufactured Stone Veneer: First impressions matter. Adding manufactured stone veneer to your home's exterior can significantly boost its aesthetic appeal. In 2023, the average ROI was 102.3%, and in 2024 that grew to 153.2%. Average job cost: $11,287.

Grand Entrance (Fiberglass): If steel isn't your preference for a front door, take your front door from bland to beautiful by swapping out a standard for a larger, more stylish version with side windows. The ROI for 2024 was 97.4%, a significant increase from 50.4% in 2023. Average job cost: $11,353.

Minor Kitchen Remodel (Midrange): The heart of the home deserves some love. Instead of a full remodel, opt for minor updates like painting cabinets, replacing countertops, and updating fixtures. This can yield an impressive average ROI of 96.1%, up from 85.7% the year prior. Average job cost: $27,492.

Siding Replacement (Fiber-Cement): Replacing old siding with fiber-cement siding not only improves the home's appearance but also provides an average ROI of 88.4%, which is about flat with the ROI last year. Average job cost: $20,619.

Deck Addition (Wood): Outdoor living spaces are more popular than ever. A new wooden deck offers an ROI of 89.7%, up from 50.5%, making it a fantastic spring project. Average job cost: $17,615.

Investing in these projects can reshape the way you perceive and use your home with the added benefit of offering substantial returns when selling. As always, it's important to consider your local market trends and consult with a real estate professional to determine the best improvements for your property.
