IntroLend Monthly Mortgage Outlook - April 2025

​As of mid-April 2025, U.S. mortgage interest rates remain in flux, reflecting the interplay between Federal Reserve policy, inflation dynamics, and escalating economic uncertainty stemming from recent trade policies.

Freddie Mac reports that these rates have stayed below 7% for twelve consecutive weeks, offering some relief to prospective homebuyers. While rates remain higher than pre-pandemic levels, buyers are still securing mortgages below the historical average. 

The Federal Reserve maintains its policy rate between 4.25% and 4.5%, balancing the need to control inflation with the risk of economic slowdown. Short-term inflation expectations have risen to 3.6%, influenced by several domestic and global factors which make accurate predictions difficult for economists. Given the current economic indicators and policy environment, mortgage rates are expected to remain elevated in the near term. While some forecasts anticipated rates dropping below 6% by the end of 2025, recent developments have led to revisions, with expectations now suggesting rates will stay above this threshold. The trajectory of mortgage rates will largely depend on the Federal Reserve's policy decisions in response to evolving economic conditions.​

Mortgage interest rates in the U.S. are influenced by a complex mix of Federal Reserve policies, inflation trends, and the broader economic impact of recent trade actions. While current rates offer some stability compared to earlier peaks, ongoing economic uncertainties will be watched closely as they unfold.
