Summer Maintenance for Your Home

Summer home maintenance revolves around keeping our spaces clean and cool, limiting pests, and keeping the yard tidy. From routine maintenance checks to seasonal to-dos, this list will give you a jump-start on tackling the season. 

Keep Your Home Cool, Safe, & Efficient
  • Tune up your AC unit. Replace air filters regularly, and schedule a professional tune-up to ensure your air conditioning unit is prepared for summer.
  • Inspect windows and doors for leaks. Repair seals to keep cool air in and pests out.
  • In the heart of grilling season, take safety precautions. Test smoke alarms and carbon monoxide detectors. Locate and/or replace fire extinguishers.
  • Prepare for the heat to test your appliances’ efficiency. Defrost and clean refrigerators, deep freezers, and ice makers. 
  • Look for moisture problems. Inspect the basements and crawl spaces. 
Yard & Outdoor Spaces
  • Maintain your yard’s appeal. Trim shrubs, mow regularly, and edge walkways and driveways. 
  • Set up proper irrigation. Examine your sprinkler system for any broken heads or misalignment that may make watering ineffective. Watering early in the day conserves moisture and increases your effort’s impact. Be sure to follow any city or neighborhood water ordinances.
  • Prevent pests. Look inside the home and around its perimeter for any signs of ants, rodents, spiders, or termites. If any problem is discovered, treat for removal and prevention. 
  • Refresh outdoor living spaces. Clean decks, patios, and outdoor furniture. Pressure wash surfaces as needed and inspect for loose boards or damaged railings.
  • Mulch flower beds and gardens. A fresh layer of mulch helps retain soil moisture, protect new growth, and reduce weeds during the hottest months.
Seasonal Upkeep & Preventative Maintenance
  • Clean gutters and downspouts. Summer thunderstorms can bring heavy rainfall. Ensure gutters are free from debris and direct water away from your home’s foundation.
  • Clean ceiling fans. Dust fan blades and adjust fan direction to counterclockwise, helping to push warm air up and circulate cool air. 
  • Check the roof and siding. From the ground (or with professional help), inspect for missing or damaged shingles and siding. Pay close attention to wear around vents, chimneys, and flashing.
  • Organize garages and storage areas. Summer is a great time to declutter, donate unused items, and create space for seasonal equipment and outdoor gear.
     

Regular upkeep not only helps your home look its best, but can also prevent small issues from becoming costly repairs. Whether you're a homeowner protecting your investment or a renter wanting to keep your space comfortable and functional, setting aside a little time each season can make a big difference.
